We get a lot of calls for clients who are currently looking to rent a home but in the near future be able to purchase a property.  They often ask us if the current owner would consider a lease option that would allow them to lease the home and then purchase it at a later date.  This can be a tricky transaction and often should be negotiated by a licensed California real estate agent who has done this before.  The basic concept is to find a rental property that you like and ask the owner if they are open to selling it.  If they say yes then you have the potential to set up a lease option.  Here are the points you want to consider and negotiate.

Last weekend I had the opportunity to take a tour of open houses in the Capistrano Beach area of Dana Point and was really amazed how many single family homes are selling for over $1 million dollars.  Capistrano Beach has always been known as a very expensive community due to it's close proximity to beach and located on the ocean side of the 5 freeway.  During the tour I was pleasantly surprised to see quality homes that were actually priced under $1 million and seemed to offer a very good value based on the location and quality of the home.

We are currently working with one real estate buyer who is looking to purchase a condo in the Dana Point area.  His price range is under $600,000 and wants to know what options he has available to him.  This time of the year listings are still hard to come by as most seller's tend to not list their homes during the holidays.  As we get closer to February the inventory of condos available will increase and he will have more options to choose from.  These are the condo buildings that we explained to him will have the best opportunities.

Del Obipso Park is located just over one block to the beach and within walking distance to several condo neighborhoods.  One of the newest is the new South Cove community which sits just south of the park.  These are brand new construction condos and townhouses with model homes slated to be open in the next couple of months.
