The summer months are almost upon us and we are starting to see more and more clients looking for vacation rental properties in the Dana Point area.  For the most part, these short term rental properties come furnished but that is not always the case.  Some properties are more Furnished than others and really depends on the owner of the property and how much they feel like they need and want to furnish the property.  One thing we look for when looking for vacation rental properties is finding a listing that comes fully furnished.  This was we know that the home is equipped to handle all of the needs that a client renting a home for a month or more may request.

One of the best places to find a home under the $1 million dollar price point is the Dana Knolls neighborhood in Dana Point.  A perfect example of this is a home listed at 33272 Astoria Street which is listed for sale at $999,000.  It features a total of 3 bedrooms, two baths with an approximate 1,724 square feet of living space and located on a large 7,920 square foot lot with an attached two car garage.  If you are family with the Dana Knolls neighborhood then you know this is a great place to find homes built in 1960's with a lot of one story homes.

The Strand at Headlands community has had a record year in 2021 with some of the most expensive homes being sold in all of Dana Point.  With the shrinking number of listings on the market at any given time we are starting to see more buyers explore the idea of buying a piece of land and building their own custom home to their liking.  One of the good things about many of the Strand listings is that the owners of these lots have taken the time to develop architectural plans for their specific piece of land which in turn can be sent to the design review board and the city planning department for review and approval.  Typically the further the plans go in the process the easier it is to sell a lot here since approval times for both the design review board

The Dana Bluffs community is a great place to find an ocean view rental condo near the beach in Dana Point, California.  On average, we see around 4 to 5 rental listings come on the market each year which are typically a three bedroom condo that are often between 1,500 to 1,850 square feet.  For the year 2021, we have seen 5 rental listings that have ranged from $3,980 to $6,000 a month with the range depending on the view and condition on the unit.  For the most part these are 12 month leases to start with some shorter term rentals as well.  Landlords in this complex typically will ask for the first months rent, security deposit and a credit check fee.  Some of the listings that have come on the market this year have consideration for those with pets as

It's no surprise that this years most expensive homes sold in Dana Point all sold in the gated beach front community of The Strand at Headlands.  The highest sale took place at 39 Strand Beach which featured a total of 6 bedrooms and sold for $23,500,000 after being on the market for a total of 128 days.  The home was located on the ocean front with unobstructed ocean views.  The home had 3 levels of living space with a stunning primary bedroom located on the upper level with some of the best views we have seen in Dana Point.  The downstairs part of the home was all about entertaining with an open air room complete with  stunning pool that overlooked with crashing waves.

A lot of sales have transpired for the 2021 sales year in The Strand at Headlands with a record number of transactions taking place.  So far in 2021 we have seen a total of 16 home sales ranging from $9,009,000 to $23,500,000.  There is a wide range in pricing found here since there are two different neighborhoods located here.  The two communities consist of North and South Strand which each have their own guard gated entrance with a tunnel used for golf carts that connect the two areas together.  The least expensive homes can be found in the South Strand area which is located high on a hill that overlooks the Pacific Ocean.  Many of the these homes will have wonderful panoramic views, especially for those located on the upper streets.  The more

It seems like a pretty common thing when we see new construction communities here in Southern California being built is that there will be some kind of a Mello Roos fee associated with it.  Dana Point is an older beach town so many of the established neighborhoods that exist here have been around for such a long time so these often don't have any kind of Mello Roos and no homeowners association dues depending on the community. The Cape Cove community arguably has one of the better locations in Dana Point for a gated community located near the beach.  Finding a rental property here makes a lot of sense since you have the security of being located behind a private gate as well as a location that is within walking distance down to Strands Beach.  What I really love about this community is the adorable Cape Cod style architecture that can be found here.  Every time I go into this community I feel like I've gone back to the East Coast with white picket fences, white shutters and beautiful landscaping.   There are currently some really nice rental homes available for lease in Cape Cove that range from $6,000 to $9,000 a month.  The first property at $6,000 a month is a two bedroom,
