Capistrano Beach Homes Under $1 Million

Last weekend I had the opportunity to take a tour of open houses in the Capistrano Beach area of Dana Point and was really amazed how many single family homes are selling for over $1 million dollars.  Capistrano Beach has always been known as a very expensive community due to it's close proximity to beach and located on the ocean side of the 5 freeway.  During the tour I was pleasantly surprised to see quality homes that were actually priced under $1 million and seemed to offer a very good value based on the location and quality of the home.

One of these homes was located at 26761 Calle Maria.  The owners agent quickly let us know that she was selling her parents house which I thought to be very interesting. The home itself was very charming and built in the Craftsman architectural style that was built in 1959.  There are three large bedrooms with two baths and 1,302 square feet.  One of things that impressed me was the hardwood flooring, stone fireplace and the large kitchen area that opened to the side courtyard.   The bedrooms are well appointed and good size for the home.   The only downside is the small backyard but the value is really in the location that's just a short distance to the beach.  It's currently priced at $989,000 and has been on the market for 9 short days.

There are also an additional 4 homes that range from $769,900 to $929,900 in the Capistrano Beach area but the location is much different.  The one home listed at $849,999 is located on the ocean side of the freeway but located about one block to the freeway so keep this in mind if you are sensitive to road noise.  The other three homes are located on the east side of the freeway.  The neighborhood is still considered Capistrano Beach but has a slightly different feel to it than those located on the beach side.  It's encouraging that there are still homes in this area under one million dollars.  Feel free to reach out to us at 949-606-4114 with questions regarding any of these properties.
