One visit to the Capistrano Beach area of Dana Point and you will fall in love with the unique charm of custom homes that range from the historic 1920's homes that overlook the ocean. When driving through the area you will notice one prominent street that is "Camino Capistrano" where some of the best bluff front properties can be found. This area is commonly referred to as "Capistrano Bluffs" due to the name of the street and the area where it's located. A typical starting price for a home located on the bluff is around $5 million dollars with some properties priced just below this number if it's smaller and in original condition. When looking at homes online on this street it's important to understand that there are homes located on both sides of the street prices can vary a lot depending on which side of the rode the home is located. It's tricky since homes located on the non-bluff side can also have commanding ocean views. The street Camino Capistrano also stops becoming a bluff front street for a short period of time at the intersection of Doheny Place which then becomes the homes that are located on the bluff.
One thing to keep in mind when looking for a home here is the stability of the hillside. During all the rains we had in the winter/spring 2023 has really taken a toll on the hillside that always should be watched during heavy rain storms. In March 2023, we saw some bluff side properties in San Clemente on Buena Vista street loose part of their backyards which can happen with any hillside property. This is a serious consideration when looking for homes in this type of location so we always recommend doing your due diligence when buying a home.
