Unlike other surrounding beach towns, there is not a lot of 55+ Communities in Dana Point, California. Dana Point originally started a vacation destination spot in the early 1920’s and the infrastructure of the city grew with small beach cottages and then developed into individual gated communities found throughout the city. One of the newest additions to the city that was built in 1993 specifically caters to those who are older than 62 years old and offers condos that often have a view of the Pacific Ocean. The Fountains at Sea Bluffs in Dana Point is a full service retirement community that offers a wide range of services. First, the location is located off the ocean view street of Del Obispo and is a quick 5 minute drive to the beach. There is a very nice outdoor heated pool, spa, sauna and outdoor restaurant with beautiful ocean views. The services include weekly housekeeping, transportation service, daily activities, beauty saloon, fitness center and many social activities.
Real Estate prices for condos currently starts at $230,000 for a one bedroom, one bath condo. Two bedroom units start at $650,000 and go as high as $949,000. The main differences between these units is the size and views. The entry level unit offers no views while the latter more expensive units offer wonderful ocean views. There is a choice of either a downstairs or upstairs unit with a view deck for the upper level units and private patios for the ground level condos. Probably the most expensive part is the monthly dues associated here. The community clubhouse fee will normally range from around $3,138 to $4,550 a month which includes all meals, utilities, activities, cleaning service and maintenance. There is also a second association dues required here which normally averages $420.00 and paid on a monthly basis. When you buy a condo here there is also a one time capital contribution fee of $740.00 and for second occupants a fee of $1,500. The community is not for everyone but for those looking for a full service association and ownership in prime beach real estate this could be the perfect fit. It’s important to keep in mind that surrounding beach towns like San Clemente and San Juan Capistrano offer traditional 55+ communities like Talega Gallery that is a upscale gated community.
