We just got a call into our office today for a client looking to buy a condo in the Dana Point area for $600,000. They wanted to know the best options when for condos under this price point and if any of these were located in the town center area. Condos located in the downtown area in this price point is very difficult and typically will be smaller one or two bedrooms units located in buildings like the Pacific Terrace and the Bluffside Villas condo complex. Currently there is no inventory in these complex's and here is what is currently available for sale.
The Niguel Beach Terrace is a condo building located in the Monarch Beach area of Dana Point. This complex is not located in the downtown area but offers a very beach close location with quick access to Strands Beach. The location is one of the biggest selling points for this neighborhood as well as units that are very light and bright that offer vaulted ceilings in the upstairs units. There is a nice central community pool and spa located here and it's not uncommon to find a two bedroom condo that offers 1,000 square feet of living space and priced under $550,000.
The second available complex is the Dana Light condo complex. Dana Light is further away from the beach than the Niguel Beach Terrace community and approximately 10 minutes to the downtown Dana Point area. These are nice units that were built in the mid 1970's and can offer nice views of the ocean. The current available unit doesn't offer any ocean views but features three bedrooms with over 1,400 square feet of living space. The nice part about this complex is that it's a gated community with a manual gate which makes it a very secure neighborhood. Upstairs units will offer vaulted ceilings and the rooms tend to be very generous in size.
The third option is the Monarch Hills condos located in the Ritz Pointe gated community. This is a small cluster of condos located in the Monarch Beach area of Dana Point. This is the furthest location from the downtown area but also offers the most affordable condos in the Monarch Beach area. One bedroom condos often start in the $300,000 range with two bedroom units selling up to $600,000. Ocean view units do come on the market from time to time but normally will be at the top of the range as far as price. The only negative to these condos is not having any garage spaces as all the units only have carport parking. The nice part about this complex is that there is a walking path that takes you directly down to the Salt Creek Beach by the Ritz Carlton Hotel.
