We are currently working with one real estate buyer who is looking to purchase a condo in the Dana Point area. His price range is under $600,000 and wants to know what options he has available to him. This time of the year listings are still hard to come by as most seller's tend to not list their homes during the holidays. As we get closer to February the inventory of condos available will increase and he will have more options to choose from. These are the condo buildings that we explained to him will have the best opportunities.
First, our go-to condo building when someone is looking in the $400,000 to $500,000 range are the units located in the gated Ritz Pointe community known as "Monarch Hills" condos. These are probably the best value when looking at Dana Point condos in this price point due to the prime location next to the Monarch Beach Resort, formerly the St. Regis Hotel. The complex has a nice community clubhouse, pool and spa area with a walking path that leads directly down to the beach. Most of these units are either two to three bedrooms with condos located on three different levels with some offering ocean views. Viewing these condos in person first is a must since some of the units can feel a little dark, especially if they are located on lower floors. Homeowners association dues can be a little pricey and currently run $447.00 a month which includes water and trash pickup.
Another great option is the "Encantamar" complex in Dana Point. This is a secure gated community that offers two story townhouses located near the Ocean Ranch shopping center. The tract offers a nice community pool, spa, exercise room and clubhouse area and is within walking distance to banks, grocery stores, luxury movie theater, restaurants and a 24 hour fitness center. Real Estate prices are often in the mid $500,000 range for a two bedroom home that can offer around 1,700 square feet of living space with an attached two car garage. This is a lot of space for the money and a prime location in Dana Point.
The "Lantern Hill" community is also another place that always seems to offer condos priced in the low $500,000 range. This is also a manually operated gated entrance with a centrally located community pool, spa, sauna and recreational room. Condos along the permitter can have really nice panoramic views while ground floor units have small little gated yards attached to it. The location is popular with families with children as the Dana Hills high school is located across the street from this location. The buildings in this complex tend to be located pretty close to each other so we recommend taking a lot at them and see if you are comfortable with the neighborhood and interior floor plan of the condo.
On rare occasion a condo in the "Sea View Condo" building will come on the market for sale which are often priced in the low $500,000 range. These are centrally located in the Downtown Lantern District of Dana Point with a short distance to the Dana Point Harbor and the beach. The complex is very small and has a centrally located community pool, spa and laundry facility. Units in this complex tend to be on the smaller side so don't be shocked to find a 900 square foot condo priced at $500,000. It's all about the location for these condos and is ideal for someone that wants to live in the downtown area. Monthly dues currently run $265.00 which is not bad for a condo in South Orange County.
