One of the more popular places to live in Dana Point is the Capistrano Beach area.  Near the bluff that overlooks the ocean is a well known Pines Park that tends to be a gathering place for many of the locals that live in this area.  Homes in this area will command a premium in price due to the close proximity to the water and being all of the homes are custom built.  In fact, you will see some homes here that were built in the 1920's that have all the charm and character that you would expect.  There are also a good mixture of Mediterranean, Spanish, Traditional and Contemporary homes here.  If you say you live near Pines Park many of the locals will know the exact area that you are talking about and know the unique homes that exist in this area.

Real Estate prices near Pines Park are expensive no matter how you look at it. Current real estate prices nearly start at $1.8 million for a beautiful 1929 built home that features 3 bedrooms and 2,778 square feet of living space.  One of the biggest selling points of this home was the low tax rate due to the Mills Act which provides owners with significant tax savings in exchange for them taking care of the home.  The tax rate being advertised is less than $5,500 a year which is very low considering state taxes are 1% of the purchase price when you go to buy a home plus any additional city taxes.  Not surprisingly this home received an offer after being on the market for just a couple weeks. Most of the homes near the park will be in the $2 to $3 million dollar range with some homes found in the $4 million dollar price point that offer nice ocean views and can be newly custom built.  Of course, the further away you go from the Park real estate prices do go down so it's all about location, location, location.  To learn more about this area please contact of local Dana Point Real Estate agents at 949-606-4114.
