Dana Point Investment Properties

What makes a good investment property generally comes down to how much income the property will generate plus how much appreciation can you expect from the home.  These are the two factors every real estate investor looks at when looking to invest in a property.  Some prefer to have a property that will appreciate in a much faster pace which results in more equity as the property is worth more at a later date.  Others prefer to have a higher net income coming into the property on a monthly basis to cover any mortgage payments, taxes and insurance.  There are several properties in Dana Point which are currently being advertised as good investment homes.

One of advertised properties is located in the Marinita gated community.  The 3 bedroom townhome has a lot to offer with 1,406 square square feet and an attached 2 car garage.  it comes with two fireplaces, large master bedroom with vaulted ceilings,  walk-in closet and outdoor balcony with views.  Amenities include a community pool, clubhouse and tennis courts.  It's currently listed at $639,000 and already has an accepted offer on it.  Marinita Townhomes have rented out recently between $3,000 to $3,400 a month for a 3 bedroom floor plan.

On the higher end of things is an ocean view home located in the Monarch Bay community.  The four bedroom home with 3,953 square feet is currently on the market for $5,999,000.  It's being marketed as a good investment property since it has a history of being rented out between $18,000 to $25,000 per month.  The Monarch Bay community is currently going through a transition as 2020 is the year that owner can purchase the land.  A lot of the homes are on lease land but this particular property has already purchased the land so the list price includes the property and the land.  

Other great condo communities for investment purposes who include the Monarch Hills condos in the Ritz Pointe gated community and the Tennis Villas gated community which both are located next to the Monarch Beach Resort (formerly the St. Regis Hotel) and within walking distance to the beach.  Both of these have great rental opportunities and some of the favorites for real estate investors.
