Dana Point has five different areas to find ocean view homes with the highest concentration found in the surrounding areas of the Dana Point Harbor, Monarch Beach and the Capistrano Beach area. Currently, single family homes in Dana Point start at around $600,000 with a large selection of these properties up to $750,000. These will be simple starter homes that often will feature two to three bedrooms and average 1,400 square feet of living space. Single family homes offering ocean views will add a bump in price as they currently start at $650,000 for a two bedroom home under 1,000 square feet with an ocean view from the front yard area. For those looking for a better ocean view it's recommend to look up to one million dollars as the inventory will open up a lot more. Even at this price point it's very competitive as many buyers are looking for these kind of properties. We recommend the following areas.
First, the Capistrano Beach area is a great place to start as it is located on the south end of the city. The neighborhood is divided into two sections that are located on the west and east side of the 5 freeway. The best ocean views will be located on the east side which is the non-ocean side. It's important to note that this area can experience significant freeway noise if the property is located close to the freeway. The west side is a very popular area as it's on the ocean side but the topography is relatively flat and good ocean views are found near the ocean front and are typically priced well above one million dollars. Another area to consider is the Dana Hills neighborhood. This is a great area as it's located at the top of the ridge near the Dana Hills High School. Many of the homes will offer panoramic views depending on where it's located. The Waterford Pointe community is probably the best known ocean view neighborhood in this area. It's a secure gated neighborhood located right at the top of the hill with many homes offering Pacific Ocean and coastline views. Over the past few years real estate prices have gone over the One Million dollar price point but it's still possible to find good quality ocean view homes. These are tract homes built in the Spanish architectural style that finished construction in the later 1980's.
There is also a very small section of ocean view homes found in the center of town called the Lantern Village district. The large majority of good ocean view properties will be priced slightly over one million but it's still possible to negotiate with motivated sellers to get under this range. It's important to note that homes located in this area are typically smaller beach homes that can average under 1,500 square feet, especially in this price point. The other popular area is the Monarch Beach neighborhood. Monarch Beach is typically very expensive and very hard to find an ocean view property under $1 million. We always recommend to our clients the Antiqua community in Monarch Beach. This tract offers the best selection of view properties that are often priced in the $800,000 to $900,000 range. It's a secure gated neighborhood that is within walking distance to the beach with many homes offering a small view of the Pacific Ocean. The best views in Antiqua will be located on the front row but will also have some road noise from Pacific Coast Highway.
