Every December we will look back at what has sold in the city of Dana Point and every. year we are not surprised to learn that some of the most expensive homes were sold in the Strand at Headlands community.  In fact, 2 of the top 3 highest sold properties this year were sold at the Strand but for far less than 2018 which topped over $23 million.  This year the top 3 properties range between $8 and $14 dollars which is far less than the previous year.  This does not negate that this was a very busy year with over 500 homes sold with a very strong economy helping the cause.  Here is a quick run down of the top 3 sales.

Dana Point has featured several brand new communities like South Cove and Ocean Del Rey Estates which features brand new constructions homes and condos.  South Cove is a perfect example of a new community that selects several condos to feature as what potential buyers can upgrade their homes to.  These are used as open houses from the sales office to try and sell other condos that will be coming on the market for sale.  In order to do this they typically do a lot of work to the home with trendy design work and countless number of upgrades to kitchen and baths.  It's often a far cry to what most buyers will end up buying but allows for the consumer to imagine what could be done with the right amount of money and time.

The situation dealing with the Monarch Bay Land Lease is starting to get very serious as an estimated 100 plus owners have not paid for the land that is currently being leased.  We have reported before that the Monarch Bay owners have the opportunity to purchase the land for 65% of the appraised value which is a pretty good deal considering the location of Monarch Bay which is a prime oceanfront community with direct access to the beach in Dana Point. As we head towards the end of the year we have seen many record sales.  One of the biggest sales happened last month in the Strand at Headlands community.  The record sale of $23.5 million happened at 39 Strand Beach and accordingly to our MLS the most expensive home ever sold in Dana Point history.  What makes this home so unique and expensive?  First, the location is right next to the sandy beach in one of the top neighborhoods in Dana Point called "The Strand at Headlands."  It's one of the most expensive neighborhoods in Dana Point and has had a total of 4 sales over the $9 million dollar price point.  The home itself was huge which occupied 3 different levels with an estimated 9,300 square feet.  The views could clearly be seen from the upstairs

Owning a home that's located on a double lot holds a lot of value.  We have seen some really iconic homes that were located on 2 lots be subdivided into two different homes which is really a shame since part of the charm of the home is having the extra land space to really enjoy the Southern California weather and ocean views.  There are still a few homes left that have not been subdivided and still located on double lots.
