Dana Point has many small little niches of communities that are located on small cul-de-sac streets.  A perfect example of this are the homes located in Azul Circle in Dana Point.  Azul Circle actually comprises of two different cul-de-sac streets that are home to about 16 homes each.  Located on the streets "Azul Drive" and "Vista Azul" are homes that were built from the early 1980's and feature one and two story homes.  Both areas will have a select few properties that do offer views of the ocean.  Azul Drive homes can have nice ocean views as pictured below of a home up for sale at 27025 Azul Circle for $999,000.

The Village at Dana Point is one of the best kept secrets in Dana Point, California.  For the most part this is not a well publicized community and even local residents may not have heard of this neighborhood.  Located just above Pacific Coast Highway and near Doheny Beach is a community located high on a high that has great views of the ocean.  The homes were built in the early 1990's and located up a winding street from Coast Highway.  These are easily $1 million dollar plus homes that have consistently held their values.  The community does have a homeowners association so the homes do need to be maintained according to the community rules and regulations and monthly dues of $235 a month are required.

Dana Vista is a quiet community located at the top of Goldern Lantern in the downtown area of Dana Point.  These condos are nicely maintained and built in the Cape Cod style when they were originally built in 1973.  These are townhome style condos with living room and kitchens located on the main level and bedrooms located on the upstairs 2nd level.  The views can be quite amazing with direct ocean and coastline views depending on where the condo is located.  The condos form a half circle around the community pool and spa with the condos located in the front middle and north side offering the best views as pictured below.  Our records show that these condos in 1998 were selling in the $200,000 range and slowly progessed up to $605.000 at the height of the

When looking for ocean view homes in the Monarch Beach area of Dana Point one should consider the gated community known as "Regatta."  Regatta ocean view homes offer panoramic and coastline views of the ocean and are often some of the best priced homes on the market in Dana Point.  Located just off Coast Highway and just north of the Dana Point harbor is the Regatta community.  A simple gated entrance keeps the homes secure with homes located on many ocean view streets in the community.  The street known as "Palm Beach Court" sits directly behind Coast Hwy and will have direct ocean views.  These are often some of the lower priced homes in the community and do have some traffic noise from Pacific Coast Highway.  Streets that are reccessed back will have

Emerald Ridge Ocean View Homes are some of the more sought after homes in this luxury gated community in Dana Point.  Nestled on the Dana Point and Laguna Beach boarder is the upscale community known as "Emerald Ridge."  Homes in this community are some of the most expensive for a non-oceanfront community with home prices starting at just under $1.5 million.  Properties with ocean views currently start at just over $2.6 million and go as high as just under $3.7 million.  These are large homes located on large lots.  The average size home in this community is right around 3,800 sqauare feet with four bedrooms and three baths.

Thunderbird Capistano is a hidden community in Dana Point where homes can have wonderful ocean views.  The community is located just east of Golden Lantern and west of Del Obispo street in Dana Point.  One of the things I really like about this community is how owners really have pride of ownership and take very good care of their homes.  The ocean views are at a distance so don't expect to find 180 degree panoramic views like you would in other parts of the city.  What you will find are quality homes that were built in the mid 1960's and 1970's that often feature 3 car garage with a wide variety of one and two story homes.
