Ono of the most popular places in Dana Point are the homes located near Strands Beach.  The location is just north of the Dana Headlands with several neighborhoods within close proximity to this beach.  Often times, many tourists looking for rental properties in the area gravitate to this area due to the large number of rentals that are on the market at any given time.  These will range from long term 12 month rentals to short term vacation rentals that are leased out by the month.  The views are arguably some of the best in the Dana Point area depending on where the home or condo is located.  There are several neighborhoods to consider when looking to live near Strands Beach.

The situation dealing with the Monarch Bay Land Lease is starting to get very serious as an estimated 100 plus owners have not paid for the land that is currently being leased.  We have reported before that the Monarch Bay owners have the opportunity to purchase the land for 65% of the appraised value which is a pretty good deal considering the location of Monarch Bay which is a prime oceanfront community with direct access to the beach in Dana Point. The South Cove development is well on it's way with many of the first built condos having been sold.  As we see with many new developments throughout Dana Point once owners have purchased these new homes we start to see those same properties come up for lease.  These are typically from real estate investors who bought these properties as an investment property for the sole purpose of renting them out.  This makes a lot of sense sense the location is extremely close to the beach and Dana Point harbor which points to holding it's value for a long period of time.

Rental prices for the South Cove don't come cheap as you are paying a premium for this beach close location and the newer constructions.  Current rental rates start at $4,250 for a 3 bedroom

We get a lot of clients who initially want to drive through the town of Dana Point is to see what areas they would like to live.  A good number of these clients identify condos located off Selva Road as the place they would consider buying.  What most of these clients are referring to are the condos off Selva Road called "Niguel Beach Terrace."  The location is arguably hard to beat as you can easily walk down the steps to the beach in a matter of minutes.  It sits cross a small road that is a bluff that overlooks the Pacific Ocean and Strands Beach.  The city of Dana Point has built two sections of steps that lead directly down to the beach which adds to the value of these condos.  Some of these units will have some small ocean views but most people buy

Dana Point has several communities that offer enough land and space to allow for RV parking.  Since Dana Point has so many communities that are under a homeowner association it's difficult to find space for RV parking since there are many rules and regulations put in place to restrict homeowners from doing this.  It's much easier to find an older community that is not under a homeowners association that allows for more freedom to do various things without a community oversight.  One such area is the Capistrano Beach area.

Dana Point has some really great communities that are located near the beach and also represent some of the lowest priced condos.  I recently took a listing in the Spinnaker Run community the is located about a 5 to 10 minute bike ride to the beach and was surprised to learn that it was the lowest priced listing at $325,000.  It was a small condo one one bedroom, one bath and under 600 square feet so it's not for everyone but would be a perfect starter home for a young couple or a nice investment property.  The community offers a nice association pool, spa and a bike trail that takes you down to the beach in about 5 minutes or so.  Not too bad for $325,000 and considering it is currently the lowest priced condo in Dana Point as of the first week in April

Dana Point, California has many different communities and one of the most unique areas is the Bible Streets neighborhood.  Situated in one of the most eastern sections of Dana Point is a residential neighborhood with streets named after biblical names found in the Bible.  Names like Daniel, Jeremiah, Samuel, Benjamin, Seth, etc are all first names that are commonly found in the Bible and are all streets names that can be found in this one section of Dana Point.  The names are highly unusual for Dana Point as most of the names have more of a nautical theme taken after the Dana Point Harbor which is the city's most famous landmark.  The Bible streets can be found in Dana Point communities like the Landing and Dana Crest.

As we head towards the end of the year we have seen many record sales.  One of the biggest sales happened last month in the Strand at Headlands community.  The record sale of $23.5 million happened at 39 Strand Beach and accordingly to our MLS the most expensive home ever sold in Dana Point history.  What makes this home so unique and expensive?  First, the location is right next to the sandy beach in one of the top neighborhoods in Dana Point called "The Strand at Headlands."  It's one of the most expensive neighborhoods in Dana Point and has had a total of 4 sales over the $9 million dollar price point.  The home itself was huge which occupied 3 different levels with an estimated 9,300 square feet.  The views could clearly be seen from the upstairs
