The North Strand neighborhood is of the most expensive communities in the Dana Point area.  This is a brand new community that only has a small percentage of homes built as building times can take as much as 5 years to construct and complete a home.  This a beachfront location with properties located on the sand and streets located one to two rows back.  All the homes are situated to have views of the ocean and offer the security of being located in a guard gated neighborhood.

The North Strand is connected with the South Strand neighborhood which is situated higher up on the hillside of the Dana Point Headlands.  The two communities are connected through an underground tunnel which allows all residents to enjoy quick beach access.  Beach front homes

Dana Point is a city that is rich in history and dates back to the early 1920's when some of the first homes were built here.  The downtown and Capistrano Beach area is the most populated area for these older homes that are often built in the Spanish architectural style.  Located on the beach are a small handful of historic homes that are considered beach front since they literraly sit next to the sandy beach.  This area of Dana Point is often referred to as Beach Road or Capistrano Bay.  The community has changed dramatically since the 1920's as many of the homes have been built on the empty lots with huge Mediterrean and Contemporary style homes.

New Construction homes in the Dana Point area are best located in the new ocean front and ocean view community called "The Strand." The Seascape Circle community is one of the hidden gems in Dana Point, California.  Most residents have not heard of this small community due to the small number of homes located here.  The community is situated on the bluff front street of "Camino Capistrano" and sits directly across the street from the homes that overlook the ocean on the bluff front.  The neighborhood is small with only 11 homes built in this community.  The homes do have a homeowners association with rules and regulations with monthly dues of $30.00 a month.

Dana Bluffs is an bluff front community with some of the best views of Doheny Beach and the Dana Point harbor.  Situated at the very end of bluff front in the Capistrano Beach area of Dana Point sits two story town homes that have beautiful views of the ocean.  Normally, these condos have sold between $585,000 to $720,000 for a 3 bedroom town home.  I personally closed an ocean view condo in Dana Bluffs for $640,000 in April of 2012.  The condo had incredible ocean views and was a great value considering the home featured views from both the downstairs and upstairs level.  This week we have seen the first condo in this complex priced over the $1 million dollar price point since the height of the market.  Other condos in the complex are currently priced at

For those looking to invest in the city of Dana Point and want homes in close proximity to the Dana Hills High School we recommend the following two community which adjoin the school.  The Sunset Hills community in Dana Point, California is a nice area to purchase a home for those looking to live within walking distance to the local Dana Hills High School.  Situated near the Dana Point high school baseball field are one and two story single family homes.  This is a very quiet area of Dana Point with a local park called "Sea Canyon Park" at the edge of the community.  It's an easy 5 minute walk to the High School and just minutes to the Doheny Beach area in Dana Point.

Home prices have remained steady in this area with homes selling in the $600,000

Dana Point has many small little niches of communities that are located on small cul-de-sac streets.  A perfect example of this are the homes located in Azul Circle in Dana Point.  Azul Circle actually comprises of two different cul-de-sac streets that are home to about 16 homes each.  Located on the streets "Azul Drive" and "Vista Azul" are homes that were built from the early 1980's and feature one and two story homes.  Both areas will have a select few properties that do offer views of the ocean.  Azul Drive homes can have nice ocean views as pictured below of a home up for sale at 27025 Azul Circle for $999,000.

The Village at Dana Point is one of the best kept secrets in Dana Point, California.  For the most part this is not a well publicized community and even local residents may not have heard of this neighborhood.  Located just above Pacific Coast Highway and near Doheny Beach is a community located high on a high that has great views of the ocean.  The homes were built in the early 1990's and located up a winding street from Coast Highway.  These are easily $1 million dollar plus homes that have consistently held their values.  The community does have a homeowners association so the homes do need to be maintained according to the community rules and regulations and monthly dues of $235 a month are required.

The Harbor Walk community in Dana Point, California has some of the best values for condos located near the beach.  Many of the condos listed in this community will be under $250,000.  The complex is rather small with a total of 78 units and located on the ocean side of the freeway and located approximately 4-5 blocks to the Doheny beach area and down the street from Costco!

A couple things to note about these condos is that you will have main floor and upper level condos.  Condos located on the upper level will have vaulted ceilings which is the biggest difference in contrast to the normal ceiling height of the downstairs units.  Apart from this the complex has a nice community pool and assigned carport parking spots.  Residents do have to

The Dana Light community is a great place to find ocean view condos for under $600,000 in Dana Point.  Dana Light has to entry gates, one located off Blue Lantern street and another one located off Via Corvalian which is the front row street where great ocean views can be found.  We did a quick search for condos on this street and it has been several years since an ocean view condo has come up for sale here.  The views are pretty amazing as pictured below with select condos offering ocean and coastline views.  The two streets you want to look for in the Dana Light community is "Via Corvalian" and parts of "Vista Colina."
