Monarch Bay Ocean Front Homes

Monarch Bay is one of the more exclusive gated neighborhoods in Dana Point and is one of the most expensive ocean front communities.  Only a small select homes will be located on the bluff front which resides next to the "Three Arch Bay" community to the north and the Ritz Carlton neighborhood called "Ritz Cove" to the south.  These are often understated homes that are single level and located on large over-sized lots.  Many of the bluff front properties have coastline and white water views looking towards the San Clemente area.  

The Monarch Bay community has had an interesting period in the last 5 years with the owners being able to purchase the land from underneath their homes.  We discussed this issue in a previous article which talked about the owners ability to buy out the land in their 2020.  This has raised a lot of speculation with current home buyers on buying a home now and having to pay for the land at a later date.  Some owners have taken this fear away but purchasing the land in advance.  The bottom line is that being able to buy an ocean front home now at a reduced price compared to neighboring communities is probably worth the gamble in buying the land in 5 years.

Real Estate prices for ocean front properties currently range just under $7 million dollars with 2 homes on the market for sale today.  Both of these homes are located on the bluff front street of Monarch Bay and feature 2,873 and 3,066 square feet respectively with lots sizes of over 17,000 square feet.  The neighboring Ritz Cove community had an ocean front home sell for $9.4 million last year that featured 5,200 square feet.  Neighboring Three Arch Bay community to the north currently has an ocean front home listed for sale at over $20 million dollars.

One of the perks about buying here is the ability to use the private Monarch Bay club which is operated by the St. Regis hotel.  This is a nice little restaurant with a private beach area that is used by hotel guests from the St Regis.  This is also available for use for all Monarch Bay residents who get to enjoy this 5 star perk for living in Monarch Bay.  Yearly association dues average $2,340 a year and include this direct beach access with a community tennis court and 24 hour guard gated entrance.  To learn more about ocean front properties in Dana Point please call us at 949-606-4114 today!
