Most Expensive Dana Point Homes Sold in 2016

The year 2016 has almost come to an end and a quick look back at what has sold this year is truly amazing.  For the most part 2016 has been a really strong year for real estate sales in Dana Point as real estate price continued to inch up while mortgage rates still remained low for a large portion of the year.  We had some very high sales this year that took place in The Strand at Headlands and Ritz Cove communities.  These always tend to have the most expensive homes for sale so it's no surprise that the highest sales occurred here.  Here is a quick recap on the highest sales in Dana Point for the 2016 calendar year.

The highest sale this year took place at 47 Strand Beach Drive in Dana Point.  This home is located in the gated community of the Strand at Headlands and was one of the few oceanfront homes that was on the market for sale.  The home sold for $19,997,500 after being originally listed for $21,999,000.  It was on the market for a total of 203 days and closed escrow on 1/12/2016.  The home featured a total of five bedrooms, six baths and spanned 9,550 square feet of living space. Some of the highlights of this home included an infinity edge pool and space, lounge and bar room, theater, fitness center with spa bath and steam shower, massage and exercise rooms.

The next highest sale also took place at the Strand at Headlands gated community.  53 Strand Beach Drive sold for $17,225,000 after being originally listed for $19,995,000.   The home sold after being on the market for a total of 882 days and closed escrow on 3/22/16.  This had been on the market several times with different brokers who were trying to market the home for a much higher price point.  The home featured a total of four bedroom, five and half baths.  Some of the highlights in this home included hand carved beamed ceilings, stone flooring and custom wrought-iron staircase.  One of the my favorite features of the home was the lower level media room and bar that had a view of the bottom of the outdoor pool.  This is a unique feature that I've only seen in a couple of homes around the world.

Finally, the third highest sale this year took place at 17 Ritz Cove Drive which sold For $12,270,000.  Located in the gated community next to the Ritz Carlton Hotel and commonly called "Ritz Cove," the homes was originally listed for $13,995,000 and closed escrow on 07/29/2016.  The was the quickest sale of all three and sold after being on the market for a total of 86 days.  The home featured four bedroom, four and a two half baths and was located on the ocean front as seen below.  One of the reasons for lunch a quick sale is that ocean front homes rarely come on the market for sale in Ritz Cove while the demand is relatively high for a quality home.  Some of the highlights included baths in each of the bedrooms, fitness center, dry sauna, steam shower bath, outdoor lap pool and direct access to the beach.  This has been a great year for real estate and we are optimistic to see what 2017 will bring.
