As we head towards the end of the year we have seen many record sales. One of the biggest sales happened last month in the Strand at Headlands community. The record sale of $23.5 million happened at 39 Strand Beach and accordingly to our MLS the most expensive home ever sold in Dana Point history. What makes this home so unique and expensive? First, the location is right next to the sandy beach in one of the top neighborhoods in Dana Point called "The Strand at Headlands." It's one of the most expensive neighborhoods in Dana Point and has had a total of 4 sales over the $9 million dollar price point. The home itself was huge which occupied 3 different levels with an estimated 9,300 square feet. The views could clearly be seen from the upstairs master bedroom and bath with occupied nearly half of the third level as well as the living room, kitchen and downstairs open air living quarters as pictured below. The home was a brand new construction home completed in 2017 inched out the competition by using very high quality finishes and professionally staged to really show off the home. It sold for $2,526.88 per square foot and the buyers were represented by Jennifer Wetzel and Sam Smith of Beach Cities Real Estate.
The second highest sale also occurred at the Strand at Headlands community. 9 Strand Beach Drive sold in July of this year for just under $20 million dollars with a final sales price of $19,625,99. This home was originally priced $22,888,000 and had been on the market for 261 when an offer was accepted on it. Back In July, this was the most expensive home sold for the year which was overtaken by the sale at 39 Strand Beach Drive. This home had 8,823 square feet and sold at $2,224.30 per square foot. We still have roughly 3 months left in the year so anything can happen but the selling season in Dana Point normally runs from January through September with the winter months from October through the end of December being very quiet months.
