Every December we will look back at what has sold in the city of Dana Point and every. year we are not surprised to learn that some of the most expensive homes were sold in the Strand at Headlands community.  In fact, 2 of the top 3 highest sold properties this year were sold at the Strand but for far less than 2018 which topped over $23 million.  This year the top 3 properties range between $8 and $14 dollars which is far less than the previous year.  This does not negate that this was a very busy year with over 500 homes sold with a very strong economy helping the cause.  Here is a quick run down of the top 3 sales.

It's no surprise that the highest sale is located at the Strand at Headlands community.  21 Beach View Avenue was on the market for $15,998,000 and ended up closing escrow for $14 million dollars on 5/10/2019.  It was only on the market for 52 days which is surprisingly fast for a home at this price point.  The four bedroom home featured an approximate 8,339 square feet and was located on the second row with stunning ocean views. Of course, a home this size is going to come with some luxury perks like a 21 person theater, wine cellar and a 6 car garage.  Our multiple listing data shows this was a cash deal which is not surprising in this price range.

The second highest sale was located in the Niguel Shores community and was a stunning 5 bedroom ocean front home that sold for $8,900,000 on 11/04/2019.  Niguel Shores is situated just north of the Strand at Headlands community and offers ocean view and oceanfront homes for a fraction of the price.  8 Breakers Isle featured an approximate 3,835 square feet of living space and according to our multiple listing data the home was originally built in 1974 but was extensively remolded in 2018.  Looking at the photos it really looks like a brand new construction home with stunning Contemporary architectural details that complement the views.  This listing was a quick one as well with 96 total days on the market.

The third highest sale was also located in the Strand at Headland community and sold for much less than the first property at $8,546,250 which closed escrow on 11/04/2019, the same date as the Niguel Shores home.  The four bedroom home featured an approximate 5,951 square feet of living space and was located on the third row back from the beach.  The Strand is ideally terraced up so you will still have wonderful views even several streets back from the beach.  In fact, you are located higher up the hill which often offers a nice panoramic view.  Some of the highlights included a custom private swimming pool, wine cellar and the lower level and an attached 3 car garage.  We have gathered the highest priced homes that are currently on the market for sale.  Please contact any of our local Dana Point Real Estate agents at 949-606-4114.
