One of my favorite gated neighborhoods in Dana Point is the Regatta tract. One of the reasons why this is such a great community is the prime Monarch Beach location that is just minutes to the bluff that overlooks the Pacific Ocean and the Dana Point Harbor and a short driving distance to the beach. If you are lucky enough to find a property that has an ocean view then that is a big selling point. Over the last several years there has been several rentals that have come on the market each year. On average, there are 6 to 10 rentals that come up for lease that have a wide variety of a range. In 2020, we have seen rentals from $3,200 for a three bedroom, two bath home to $6,000 a month for a newly renovated ocean view home. For the most part these are 12 month rentals with some landlords allow a small pet.
One of the newest listings is a rental located at 5 New York Court that is on the market for lease at $4,750 a month. It's a two bedroom, two bath home with a reported 1,500 square feet of living space with sit down Ocean, Catalina Island and Sunset views. Some of the paperwork needed when applying for a home includes our California Association of Realtor 4 page rental application, copy of a credit report with score, documentation that shows proof of income, last 2 months bank statements and a copy of California drivers license. The rental inventory in Dana Point is very low right now so I would expect a property like this to have a lot of attention and rent out within a short period of time.
