Ritz Pointe Dana Point

With real estate prices increasing in the beach communities it's getting much harder to find condos for under $400,000 in Dana Point, California.  There are still some viable good options available in this price point for 4 condo communities that we can recommend.  It seems like it was only a couple of years ago that many of these same condos were priced in the $300,000 range, a true showing of the appreciation values here in Orange County.  Here is our guide to condos in this price range.

The very first place I always recommend when I learn someone is looking for a property under $500,000 is the Ritz Pointe gated community.  It's really hard to get much better in this price point with several amenities that make it more desirable then the rest on this

We are currently working with one real estate buyer who is looking to purchase a condo in the Dana Point area.  His price range is under $600,000 and wants to know what options he has available to him.  This time of the year listings are still hard to come by as most seller's tend to not list their homes during the holidays.  As we get closer to February the inventory of condos available will increase and he will have more options to choose from.  These are the condo buildings that we explained to him will have the best opportunities.

First, our go-to condo building when someone is looking in the $400,000 to $500,000 range are the units located in the gated Ritz Pointe community known as "Monarch Hills" condos.  These are probably the best value when

The California Cortina neighborhood is located in the Ritz Pointe gated community in Dana Point, California.  The community shares a common guard gated entrance with the Monarch Hills condos and Ritz Point neighborhood.  This is a great community for those who enjoy larger scale homes with golf course and some ocean views.  The most coveted streets in this neighborhood is called "Cassis."  Homes on this street sit right next to the Monarch Links golf course and have wonderful golf course views.  Some of these houses will also enjoy some ocean views and are located on a single loaded street with no homes located behind them.

The location is really ideal and situated next to the St. Regis & Ritz Carlton resort & spa.  Getting to the beach is an easy 15

The Ritz Pointe community is one of the top communities in the Monarch Beach area of Dana Point and features stunning golf course views homes.  There are several individual tracts within Ritz Pointe that sit next to the Monarch Beach golf links course that include the California Cortina neighborhood.  There are two streets that run parallel and front the golf course which consist of Via Monarca Street and Cassis Street.  Via Monarca street is located in the Ritz Pointe neighborhood and sits directly next to the golf course.  The below photo shows exactly who close the homes sit next to the golf course with the St. Regis hotel in the background.  Many times these homes will have panoramic ocean views as well.

We just got a call into our office today for a client looking to buy a condo in the Dana Point area for $600,000.  They wanted to know the best options when for condos under this price point and if any of these were located in the town center area.  Condos located in the downtown area in this price point is very difficult and typically will be smaller one or two bedrooms units located in buildings like the Pacific Terrace and the Bluffside Villas condo complex.  Currently there is no inventory in these complex's and here is what is currently available for sale.

Dana Point has some wonderful ocean view homes built in the Mediterranean architectural style.  Some neighborhoods are more prominent in this architectural style and knowing where to look is the key.  One of the first places to start your search is in the Monarch Beach area of Dana Point.  By far, this is the best place to find high end Mediterranean style homes.  The Monarch Beach area is the newest area of Dana Point and is home to many luxury communities that are often gated.  We recommend the following communities.

Located next to the Ritz Carlton hotel is the luxury community called Ritz Cove.  The neighborhood was built in the last 20 years and that is predominately all Mediterranean style homes.  Homes normally start in the high $2 to low $3

Ritz Pointe is located on the Monarch Hills golf course in Dana Point and a prime area to find both ocean and golf course views in the low $2 million dollar range.  This is one of the newer communities in the Dana Point area with homes built in the year 2000 to 2001.  The community is a guard gated neighborhood with two separate gate entrances.  The community shares the same gated area as the Monarch Hills condo complex, the California Cortina and Cornich Sur Mer communities.  The homes in Ritz Pointe were constructed in the formal Mediterranean architectural design with slight variations to the exterior details of the homes.

Monarch Hills Ocean View condos are some of the most affordable ocean view properties to be found in the Dana Point community.  For those not familiar with Dana Point, Monarch Hills is a condo community that is located a very short distance to the beach and located within a luxury gated community called Ritz Pointe.  The condos has walking trails that go through the Monarch Beach golf links adjacent to the St Regis Hotel and connects to the beach through an underground tunnel.  The community itself has 36 four story buildings that offer both ocean and valley views.  If privacy is a concern for you then these condos may not be the best fit as they are located very close to each other.  The benefit is the ability to live in a prime location for prices well

Dana Point condos for sale under $300,000 can be found in several different communities as Dana Point has many affordable condo communities.  One of the most popular spots to find condos in this price range in the Ritz Pointe community.  The neighborhood utilizes a 24 hour guard gate and features a central community clubhouse with a medium size pool and spa area.  The condos will vary from 1 to 3 bedrooms and select condos on the front row will have ocean views.  In the last 6 months real estate prices have been going up in this community so a one bedroom may be your best option if $300,000 is your top limit.

In addition to having great ocean view homes, Dana Point is home to some of the most spectacular golf course view communities.  The Monarch Beach Golf Links is a public course that is considered one of the best and runs next to the luxury St Regis Hotel.  The best deals for to play on this course is by getting the "annual membership" which allows you to play year around at a low rate.  For those looking to have these views year around then there are several communities that overlook this golf course.  The Tennis Villas in Monarch Beach are smaller luxury condos located directly behind the St Regis Hotel.  The condos that sit on the far north side of the complex overlook the golf course and have wonderful views looking down towards the ocean.  The condos
