Small & Intimate Dana Point Gated Communities

The city of Dana Point has a large number of gated communities with a large majority of them found in the upscale Monarch Beach area. These include exclusive communities like The Strand at Headlands, Ritz Cove and Monarch Bay where it's not uncommon to find homes listed for over the $10 million dollars. While many love the security that comes with living in a gated community some don't like the appeal of them being so large and prefer a smaller and more intimate neighborhood. There are some small gated areas of homes that we love to recommend.
The first community is a little tract called Point Vista neighborhood which is only located on one street that has a manual gate at the top of the hill. Once is inside there are an approximate total of only 20 homes. These are essentially two story condos that have the functionality of of a townhouse floor plan located near the beach. What I love about this community is that some of the condos located here will have nice ocean views. Real Estate prices are currently in the $1.2 million range which average in the mid 1,300 and 1,400 square feet of living space range. The exterior architectural design is Spanish and Mediterranean with attached two car garages. It's also a short driving distance to the nearest beach which would be Strand Beach.
Another community we like to recommend is the Mill Pond gated neighborhood. This is also located on street as well with a slightly large number of properties located here which is approximately 58 homes. The thing I love about Mill Pond is that all of the homes are located around a large pond area so many of the properties here will have some kind of a view. These tend to be slightly bigger homes than Point Vista with 2 and 3 bedroom floor plans that can be in the mid 1,700 square foot range. I've had several clients looking in this community in the last year and real estate prices not too along go were right around $1 million dollars. Due to the crazy hot market we found that properties in this price range were getting multiple offers so not surprisingly real estate prices on newer listings has gone up to the mid $1.1 million range. Both of these communities are great options and still pretty affordable when compared with other options in the Dana Point area.
