A lot of sales have transpired for the 2021 sales year in the Strand at Headlands with a record number of transactions taking place. So far in 2021 we have seen a total of 16 home sales ranging from $9,009,000 to $23,500,000. There is a wide range in pricing found here since there are two different neighborhoods located here. The two communities consist of North and South Strand which each have their own guard gated entrance with a tunnel used for golf carts that connect the two areas together. The least expensive homes can be found in the South Strand area which is located high on a hill that overlooks the Pacific Ocean. Many of the these homes will have wonderful panoramic views, especially for those located on the upper streets. The more expensive section would be the North Strand area where you will find ocean front homes as well as homes located one and two streets back from the beach front street of Strand Beach. The large majority of homes solid this year occurred during the spring and summer months. The months of March through August are typically the best times to put a home on the market in the Strands as this is when most buyers are looking. Our selling season typically gets moving around the middle part of January but really picks up in the latter part of February and the early part of March. Typically a couple weeks after schools gets started in the fall is when the market really slows down which is around the second week of September. This doesn't mean real estate prices go down but the number of buyers looking in the fall/winter dramatically goes down. The 2020 sales season was dramatically different as we only saw 7 homes sales that mainly occurred in the latter part of the year due to the pandemic.
