The Real Estate market in Dana Point, California saw a number of properties selling over the $10 million dollar price point in 2020 thanks in part to lower inventory and a higher demand for homes from local buyers.  It's no surprise that 2 of the 3 highest sales this year occurred in the beach front community known as "The Strand at Headlands" which seems to have some of the most expensive home sales year after year.

The third highest sale took place at 15 Coral Cove Way which sold for $12,050,000 and closed escrow on 10/09/20.  The five bedroom home featured a reported 7,915 according to our multiple listing service with three levels of living spaces.  It was newly built in 2020 and featured wonderful ocean views in the South Strand neighborhood that

One of our most requested communities for finding rentals in the Dana Point area is the Ritz Pointe community.  There are a number of reasons why so many are drawn to the community that sits adjacent to the Monarch Beach Resort which was formerly the St. Regis Hotel.  First, the community is guard gated which means there is a full time attendant there 24 hours a day.  In fact, there are actually 2 gates that go into this community which makes it's very convenient.  A lot of people ask us why there is 2 gates for a community that offers affordable condos for sale and for lease and there is a great reason why.

Every December we will look back at what has sold in the city of Dana Point and every. year we are not surprised to learn that some of the most expensive homes were sold in the Strand at Headlands community.  In fact, 2 of the top 3 highest sold properties this year were sold at the Strand but for far less than 2018 which topped over $23 million.  This year the top 3 properties range between $8 and $14 dollars which is far less than the previous year.  This does not negate that this was a very busy year with over 500 homes sold with a very strong economy helping the cause.  Here is a quick run down of the top 3 sales.

As we head towards the end of the year we have seen many record sales.  One of the biggest sales happened last month in the Strand at Headlands community.  The record sale of $23.5 million happened at 39 Strand Beach and accordingly to our MLS the most expensive home ever sold in Dana Point history.  What makes this home so unique and expensive?  First, the location is right next to the sandy beach in one of the top neighborhoods in Dana Point called "The Strand at Headlands."  It's one of the most expensive neighborhoods in Dana Point and has had a total of 4 sales over the $9 million dollar price point.  The home itself was huge which occupied 3 different levels with an estimated 9,300 square feet.  The views could clearly be seen from the upstairs

The year 2016 has almost come to an end and a quick look back at what has sold this year is truly amazing.  For the most part 2016 has been a really strong year for real estate sales in Dana Point as real estate price continued to inch up while mortgage rates still remained low for a large portion of the year.  We had some very high sales this year that took place in The Strand at Headlands and Ritz Cove communities.  These always tend to have the most expensive homes for sale so it's no surprise that the highest sales occurred here.  Here is a quick recap on the highest sales in Dana Point for the 2016 calendar year.

The California Cortina neighborhood is located in the Ritz Pointe gated community in Dana Point, California.  The community shares a common guard gated entrance with the Monarch Hills condos and Ritz Point neighborhood.  This is a great community for those who enjoy larger scale homes with golf course and some ocean views.  The most coveted streets in this neighborhood is called "Cassis."  Homes on this street sit right next to the Monarch Links golf course and have wonderful golf course views.  Some of these houses will also enjoy some ocean views and are located on a single loaded street with no homes located behind them.

The Cape Cove community homes offer a world of charm and character in this Cape Cod style neighborhood.  The community was first built in the 1979 and the concept was simple, to build a gated community with two story homes that are all built in the Cape Cod style architecture filled with coastal blue colors and white trim.  This by far is one of the cutest neighborhoods you will find in Dana Point and the location is really ideal.  From this location it's a simple walk across Pacific Coast Highway and then steps down to the beach through the Strand community.  All in all it takes an easy 10 minute walk to the sandy beach.

I had the pleasure this weekend to show a great ocean view home in the Niguel Shores community that is currently on the market for $1,125,000.  My client was looking for an ocean view home in a secure gated community with enough of a front and backyards for her dogs.  The property was a perfect fit and was located in the Seaterrace community in Niguel Shores where you will find nice ocean view attached town homes.
