One of the latest trends in real estate here by the beach are buyers looking for one story homes with little to no steps.  This makes sense as many of the baby boomers are realizing that they don't need a large home with a lot of levels and have often chosen for a simple one story floor plan.  There are several neighborhoods in the Dana Point area that do offer some nice single level homes even though there are no senior communities like what you would find in the neighboring town of San Clemente like the Talega Gallery, Colony Cove and Bay Cliff Village which all are dedicated tracts for those older than 55 years of age.

Dana Point has a wide variety of architectural style homes with the large majority of homes built in the Mediterranean, Spanish, Traditional with some Contemporary style homes.  One of the unique architectural styles that we are starting to see is the Hamptons style homes. These homes tend to be really grand with an east coast vibe to it with gray siding, white trim around the windows and doors with accent round windows above the French doors.  If you can picture this than this is the essence of a Hamptons style which is also pictured below.

Dana Point has a limited number of historic properties that are located all throughout the city limits with a high concentration in the downtown area called the Lantern District.  For the most part many of these homes will not offer any kind of a view but there a few select historic properties that will offer nice ocean views.  Depending on your budget there are a couple great places to start your search.  First, on the high end two of the best places to look would be on either the street Beach Road or along the cliffside overlooking the Dana Point Harbor on Santa Clara Avenue.  

Beach Road is a 24 hour guard gated community that features homes that located directly on the sand.  For anywhere in Orange County this is very hard to find and this

One of my favorite condo communities in Dana Point is the Tennis Villas neighborhood.  One of the main reasons why I like this area as it has a little bit of everything.  First, if you are looking for a beach and golf course close community then Tennis Villas is hard to beat.  It sits next to the Monarch Beach golf links so if you are an avid golfer you are going to love this location.  The golf links do take a separate membership and they are not affiliated with the Tennis Villas but are within walking distance to the golf links clubhouse which is really convenient. Second, it's all about the views at the Tennis Villas which range from panoramic golf course views as pictured below to some ocean views as well.  Finally, it doesn't hurt being located

Seller Financing is a great way to buy a home that doesn't involve a traditional lender.  These are typically hard to come by and more often than not you need to inquire with the property owner if they are willing to finance either a portion of the entire amount of the purchase price.  The first thing to look for is the amount of money the current owner owns on the property.  This way you will be able to figure out the approximate amount they will be able to finance.  For example, if the home is worth $1 million dollars and they owe $200,000 to the mortgage bank then have an approximate $800,000 amount to finance.  These numbers are approximate since sellers often have fee's associated with closing costs, real estate commissions, etc that would be

The South Cove development is well on it's way with many of the first built condos having been sold.  As we see with many new developments throughout Dana Point once owners have purchased these new homes we start to see those same properties come up for lease.  These are typically from real estate investors who bought these properties as an investment property for the sole purpose of renting them out.  This makes a lot of sense sense the location is extremely close to the beach and Dana Point harbor which points to holding it's value for a long period of time.

Rental prices for the South Cove don't come cheap as you are paying a premium for this beach close location and the newer constructions.  Current rental rates start at $4,250 for a 3 bedroom

Having a home with a dedicated wine cellar is truly a luxury item that is often reserve for very large homes that have the extra space to dedicate to the proper climate control storage of wine.  This is not always the case with smaller homes as their are some wine enthusiasts who have dedicated enough space for a wine cellar. Owning a home that's located on a double lot holds a lot of value.  We have seen some really iconic homes that were located on 2 lots be subdivided into two different homes which is really a shame since part of the charm of the home is having the extra land space to really enjoy the Southern California weather and ocean views.  There are still a few homes left that have not been subdivided and still located on double lots.
