One of the upscale neighborhoods in Monarch Beach is a community called "Marquesa."  The Marquesa community dates back to the late 1980's when some of the first homes were built here.  The homes occupy the immediate area as you enter through the guard gates and built in the Mediterranean architectural style.  These are very popular home since many of the properties here will be located next to the Monarch Beach golf links course and offer a combination of ocean, sunset and golf course views.  What makes this community very attractive is the price point with many of the homes listed for sale for just under one million and currently goes as high as $1,295,000.

The Pointe Monarch community is a luxury community in Dana Point that has a very nice ocean view homes.  The community is one of the newer communities in the Monarch Beach area of Dana Point with homes built 10 years ago.  The homes have a really unique beach close location that has direct beach access by going through the tunnel that runs from the St Regis Hotel to the beach.  The best ocean view homes are those located on the front row and on the street "Via Corsica."  All of these homes will have great golf course views of the Monarch Beach golf links that sits in front of the St Regis hotel.  The lower number homes on this street tend to have the best ocean views.

Del Obispo is a great place to find ocean view properties in the Dana Point area.  The Del Obispo area is located approximately one mile to the beach and runs parallel with the 5 freeway and the San Juan Creek.  Many of the homes that do offer a view will have coastline views looking towards San Clemente.  The two best communities to view ocean view properties is the Bal Harbour and Village at Dana Point communities.

Bal Harbour is a premier gated neighborhood with large scale homes that are pictured below.  The community sits high on a hill side just north of the San Juan Creek and can offer sensational views.  Not all homes in this neighborhood will offer views of the Pacific Ocean with a select few offer peek and panoramic views.  Real Estate prices

Diamond Ridge Estates is one of the most exclusive gated neighborhoods in the Dana Hills area of Dana Point, California.  The community was built in two sections and has two individual neighborhoods within the gated compound as commonly known as Diamond Ridge Estates I & II.  Diamond Ridge I homes were the earlier homes built in this community and constructed between 1999 to 2001.  The majority of the homes are around 4,000 square feet and occupy the best ocean view streets known as Catherine Way and Holtz Hill Drive.  On average only one property will come on the market every year here and normally be priced between one to $1.2 million dollars.

The Palisades community is an eclectic area filled with custom homes situated near the beach in the Capistrano Beach area of Dana Point.  The Palisades neighborhood is very unique and considered the most expensive area in Capistrano Beach due to the prime location and large scale homes that can be found here.  One of the most visited location at the Palisades neighborhood is Pine's Park.  Many residents and tourists alike visit this location for it's oceanfront views and park like setting.  Homes in this community can have nice views ocean, white water and Catalina Island views but usually will command a big premium in price.

The Antigua tract is located in the luxury gated community of Monarch Beach which is home several individual neighborhoods within the gated compound.  Antigua homes are some of the lowest prices homes in this complex with single family homes starting in the low $700,000 range.  This is a great price point considering that most residential homes in the Dana Point area start in the mid $500,000 range and don't offer the prime location and guard gated amenities that Monarch Beach can offer.  The location is ideal as it's situated across the street from the St. Regis hotel and down the street from the Ritz Carlton hotel and the Salt Creek beach area.

The Seabourne community is located in the center of the downtown area of Dana Point and situated high on a hill overlooking the ocean.  This is a very small neighborhood of only 8 homes that all have great views of the Pacific Ocean as pictured below.  Homes rarely come on the market here and only two homes have been offered for sale in the last 5 years.  A new bank owned home has come on the market located at 33602 Diamond Ridge Court and priced at $899,900.  The property has been on and off the market in the several times in the last year and was priced originally at $1,329,000 and then re-listed a couple times as a notice of default.  The home just came on the market again a couple days ago on 10/31/2014 as a bank owned property by Bank of America.
