The Dana Knolls neighborhood offers a very unique place to live and reminds me of what living in Dana Point must of look like 50 years ago.  The homes are really cute, often single level with good size front and back yard and the large majority of these properties are custom built to their own unique style. The location is one of the best as it's within close proximity to the 5 freeway while also being a short distance to shopping areas like Costco and the Ocean Ranch shopping center in Laguna Niguel.  As with most real estate in Dana Point, inventory is super tight right now so don't expect a lot of options in this neighborhoods.  On average only 4 to 5 homes come up for lease here in recent years so act quickly if you find a nice home at a good value.

The summer months are almost upon us and we are starting to see more and more clients looking for vacation rental properties in the Dana Point area.  For the most part, these short term rental properties come furnished but that is not always the case.  Some properties are more Furnished than others and really depends on the owner of the property and how much they feel like they need and want to furnish the property.  One thing we look for when looking for vacation rental properties is finding a listing that comes fully furnished.  This was we know that the home is equipped to handle all of the needs that a client renting a home for a month or more may request.

During the summer months many of the beach properties in the Dana Point area does see an

The Dana Bluffs community is a great place to find an ocean view rental condo near the beach in Dana Point, California.  On average, we see around 4 to 5 rental listings come on the market each year which are typically a three bedroom condo that are often between 1,500 to 1,850 square feet.  For the year 2021, we have seen 5 rental listings that have ranged from $3,980 to $6,000 a month with the range depending on the view and condition on the unit.  For the most part these are 12 month leases to start with some shorter term rentals as well.  Landlords in this complex typically will ask for the first months rent, security deposit and a credit check fee.  Some of the listings that have come on the market this year have consideration for those with pets as

We get a lot of clients moving here from a big city where they are used to being able to walk to restaurants, cafe's and grocery stores within a short radius of their home.  Southern California is really spread out and the vase majority of homes and neighborhoods are not within walking distance to any neighboring business's.  This is true for most communities in Dana Point as well with a few exceptions.  One of these executions are the neighborhoods located near the intersection of Golden Lantern and Camino Del Avion which is a major hub for a local of local business's located here.  One of these communities located near these cross streets in the Silvertide community.  One of the reasons I love this community is that even though is located very close to

The Cape Cove community arguably has one of the better locations in Dana Point for a gated community located near the beach.  Finding a rental property here makes a lot of sense since you have the security of being located behind a private gate as well as a location that is within walking distance down to Strands Beach.  What I really love about this community is the adorable Cape Cod style architecture that can be found here.  Every time I go into this community I feel like I've gone back to the East Coast with white picket fences, white shutters and beautiful landscaping.   There are currently some really nice rental homes available for lease in Cape Cove that range from $6,000 to $9,000 a month.  The first property at $6,000 a month is a two bedroom,

One of the newest additions to the Lantern Village District is the Prado West complex in Dana Point, California.  Over the last several years there has been a huge development for the Downtown area of Dana Point commonly known as the Lantern District that has been a large construction site with a lot of new buildings being built.  Clients have called into our office inquiring about what will be put in these buildings and this is one of the first to being close to final construction so residents can move into the buildings.  The complex is called Prado West and is dedicated apartments for those looking to lease in the heart of the downtown area of Dana Point.  One of the huge advantages of living here is being able to walk to some really great restaurants

One of my favorite condo communities in Dana Point is the Tennis Villas neighborhood.  One of the main reasons why I like this area as it has a little bit of everything.  First, if you are looking for a beach and golf course close community then Tennis Villas is hard to beat.  It sits next to the Monarch Beach golf links so if you are an avid golfer you are going to love this location.  The golf links do take a separate membership and they are not affiliated with the Tennis Villas but are within walking distance to the golf links clubhouse which is really convenient. Second, it's all about the views at the Tennis Villas which range from panoramic golf course views as pictured below to some ocean views as well.  Finally, it doesn't hurt being located

One of the best places to find some of the most affordable rentals in the Dana Point area is at the Harbor Creek community.  In fact, if you are looking for a long term lease for under $2,000 this is a really great place to look.  Of course, there are more expensive rentals in this community but currently one bedroom condos currently start at $1,995 a month.  This is approximately a 650 square foot condo that features nice vaulted ceilings so it gives the illusion of having more space.  2 bedroom units are typically more expensive and currently start at $3,000 and $3,150 a month.  These condos are slightly larger and range from 870 to 913 square feet.  The best part about renting a home here is that the landlord typically pays for the association fees

Niguel Shores is widely considered one of the top neighborhoods in Dana Point and one of the top places to find both short and long term rentals.  This is especially true during the high season summer months where we get a lot of calls from clients looking for vacation rental properties for one month or more.  What makes this community so unique and desirable?  For starters there is a huge variety of homes were from oceanfront locations to smaller beach close properties.  The proximity to the beach is always just an easy 5 to 10 minute from most spots within this neighborhood.

Rental prices can be all over the map depending on the length of stay and the time of the year.  Long Term rentals which comprise of a 12 month lease currently starts at $3,500

We get a lot of calls for clients who are currently looking to rent a home but in the near future be able to purchase a property.  They often ask us if the current owner would consider a lease option that would allow them to lease the home and then purchase it at a later date.  This can be a tricky transaction and often should be negotiated by a licensed California real estate agent who has done this before.  The basic concept is to find a rental property that you like and ask the owner if they are open to selling it.  If they say yes then you have the potential to set up a lease option.  Here are the points you want to consider and negotiate.

First, figure out the current value of the home.  This will be important to establish a fair market value
