One of the latest trends in real estate here by the beach are buyers looking for one story homes with little to no steps.  This makes sense as many of the baby boomers are realizing that they don't need a large home with a lot of levels and have often chosen for a simple one story floor plan.  There are several neighborhoods in the Dana Point area that do offer some nice single level homes even though there are no senior communities like what you would find in the neighboring town of San Clemente like the Talega Gallery, Colony Cove and Bay Cliff Village which all are dedicated tracts for those older than 55 years of age.

Every December we will look back at what has sold in the city of Dana Point and every. year we are not surprised to learn that some of the most expensive homes were sold in the Strand at Headlands community.  In fact, 2 of the top 3 highest sold properties this year were sold at the Strand but for far less than 2018 which topped over $23 million.  This year the top 3 properties range between $8 and $14 dollars which is far less than the previous year.  This does not negate that this was a very busy year with over 500 homes sold with a very strong economy helping the cause.  Here is a quick run down of the top 3 sales.

Ono of the most popular places in Dana Point are the homes located near Strands Beach.  The location is just north of the Dana Headlands with several neighborhoods within close proximity to this beach.  Often times, many tourists looking for rental properties in the area gravitate to this area due to the large number of rentals that are on the market at any given time.  These will range from long term 12 month rentals to short term vacation rentals that are leased out by the month.  The views are arguably some of the best in the Dana Point area depending on where the home or condo is located.  There are several neighborhoods to consider when looking to live near Strands Beach.

Niguel Shores is widely considered one of the top neighborhoods in Dana Point and one of the top places to find both short and long term rentals.  This is especially true during the high season summer months where we get a lot of calls from clients looking for vacation rental properties for one month or more.  What makes this community so unique and desirable?  For starters there is a huge variety of homes were from oceanfront locations to smaller beach close properties.  The proximity to the beach is always just an easy 5 to 10 minute from most spots within this neighborhood.
