Several of the condos listed in this price range are condos located in the Mill Pond area. Mill Pond is a private gated community that is home to a small select number of town homes. The community enjoys a neighborhood park and pond area with association amenities with condo prices in the mid $450,000 range.
You will also find some single family homes under the $500,000 price point but it's important to understand the Capistrano Beach area. The 5 freeway splits the Capistrano Beach area in half so you have properties located on the ocean and non ocean side of the freeway.
