It was not too long ago when trying to find an ocean front in the upscale Ritz Cove community which truly hard to find.  The neighborhood of approximately 100 homes with only 14 homes that sit directly on the ocean front is considered one of the most sought after communities that's situated next to the 5 star Ritz Carlton Hotel.  As of today there are 3 ocean front homes on the market in Ritz Cove community that range from $14,995,000 to $16,997,000. The Sea Breeze Dana Point community is a very small collection of 6 residential luxury homes situated on a small cul-de-sac street.  The location is highly coveted due to it's prime location situated across the street from the bluff front with panoramic ocean views.  Homes in this area were built in the late 1970's and early 1980's and all offer 1,921 square feet of living space with a total of three large bedrooms.  Some of the common features found in these homes include living room fireplace, french doors, open kitchen with breakfast bar, hardwood flooring and small outdoor patio size backyards.  Select properties in this community will also offer peak ocean views.

One of the newest communities to be coming to the downtown Dana Point area is called South Cove and will start selling on December 9th, 2017.  The South Cove community will be located at 34202 Del Obispo Street which is situated on the east side of the famous Dana Point crossing bridge as pictured below.  For those who have lived in the Dana Point area for a long time will remember this used to be the part of the Dana Marina mobile home park that was located on leased land.  When the lease was up the owner decided not to renew the lease and all of the mobile homes were asked to leave.

The most expensive homes sold in Dana Point this year took place in the Strand at Headlands and Ritz Cove communities.  There top three sales topped last years most expensive home that sold for $9.4 million in the Ritz Cove community.  Currently there is one pending sale at 47 Strand Beach that is currently listed at $21,999,000 and is rumored to have sold close to the near and expected to close by the end of the year.  Below is the list of top sales in Dana Point for the year 2015.

The Villas at Monarch Beach is an exclusive neighborhood that fronts the Monarch Beach golf links golf course.  The neighborhood was built in the early 1980's and in two sections known as the Villas I and Villas I community.  Located in the guard gated "Monarch Beach" community, The Villas I neighborhood was the first to be built and offers home that sit right on the golf course and do offer views of the Pacific Ocean and just steps away from the luxury St. Regis Hotel in Dana Point.

We get a lot of request from buyers looking to buy condos in the Dana Point area that offers low homeowners association dues.  For the most part, all condos located in the Dana Point area will be under a homeowners association with dues required to be paid on a monthly basis.  We recommend the following three communities that offer some of the lowest association dues to be found in Dana Point.  First, the Spinnaker Run Dana Point community offers some of the lowest dues we could find and currently ranges around $304.00 a month.  Spinnaker Run is located off Del Obispo street and is approximately an easy 5 minute drive to the beach.  Condo prices are in the high $200,000 range for a one bedroom unit while two bedroom condos sell in the high $300,000 range.
