Dana Point is a beautiful harbor town here in Southern California and there are many opportunities to buy new construction homes that offer views of the Pacific Ocean.  Dana Point is located just south of Laguna and Newport Beach and is often the go to place for those looking for more homes that offer more value for the money.  For those looking for new construction homes built in 2014 there are several neighborhoods to consider that we will cover here.

First, the best place to look if budget is no option is The Strand development in the Monarch Beach area of Dana Point.  A large number of homes are still being built for this community that is only several years old.  The land in this area was sold at the height of the market and quickly sold out

Some of the most expensive real estate in Dana Point can be found for homes that sit on the bluff front and overlook the Dana Point Harbor.  The Harbor is the number one place that is always associated with Dana Point and truly is a beautiful view.  The Harbor is set up at the bottom of a steep cliff side where many of the view homes are located. There are many places to find single family homes in the immediate area and here is a quick guide to find the best properties.

The closest neighborhood to the Harbor would be the gated community of Lantern Bay Estates.  This is a very upscale community which offers wonderful views and situated just one block to the many restaurants in the Harbor area.  Not all homes in this community will have views but many

The Sea Knoll Dana Point community is a great residential neighborhood located on the Dana Point and San Juan Capistrano boarder line and features one and two story single family homes.  Situated less than one mile to the beach and the Dana Point Harbor is a quiet neighborhood four small cul-de-sac streets in the Del Obispo area of Dana Point.  The homes were built between 1976 to 1977 and often feature over 2,500 square feet of living space with two to three car attached garages.  On average, one to two homes a year will come on the market here as the community only features approximately 61 homes.

One of the biggest selling points for living in Sea Knoll is the lack of any homeowners association dues and no additional Mello Roos tax.  These are huge

The North Strand neighborhood is of the most expensive communities in the Dana Point area.  This is a brand new community that only has a small percentage of homes built as building times can take as much as 5 years to construct and complete a home.  This a beachfront location with properties located on the sand and streets located one to two rows back.  All the homes are situated to have views of the ocean and offer the security of being located in a guard gated neighborhood.

The North Strand is connected with the South Strand neighborhood which is situated higher up on the hillside of the Dana Point Headlands.  The two communities are connected through an underground tunnel which allows all residents to enjoy quick beach access.  Beach front homes

Dana Point Craftsman style homes with ocean views are best found in the South Strand community in Dana Point.  There are a couple locations in Dana Point that offer stunning Craftsman style homes like the Bal Harbor and Capistrano Beach neighborhoods but don't offer any views of the Pacific Ocean.  Since the inventory of the Craftsman architectural style is very limited your best bet for finding ocean views homes is the brand new community called The Strand.

The Strand is divided into two sections with luxury ocean front homes situated on the North Strand and ocean view homes located in the hills in the South Strand community.  A brand new Craftsman style home has been built in the South Strand that offers wonderful ocean views as pictured below.

Capistrano Bluffs is a small section of homes located in the Capistrano Beach area of Dana Point.  Located on the ocean side of the 5 freeway and south of Pacific Coast Highway is a small pocket of homes located in this quaint neighborhood.  The area is very unique and offers a wide variety of homes from single level ranch homes to large scale estate homes.  Residents love living here due to the homes having their own custom personality and a location that is just blocks to the beach.  Homes date back to the early 1920's where you wind small Spanish style beach cottages to newer construction homes.  Price range will normally start in the $600,000 range and can go as high as several million dollars for large estate home that offers ocean views.

The Encantamar community in Dana Point and is a great place to find ocean view condos in the low $600,000 range.  I just had a chance to preview a condo in Encantamar and was pleasantly surprised by the panoramic ocean views that stretched from the Monarch Beach area and continued to the Lantern Village area of Dana Point.  This was a top floor unit that offered nice vaulted ceilings, outdoor view deck and two large bedrooms with highly upgraded bathrooms that you would see at a luxury resort.

This is a great neighborhood for those who like to live in a location where you can walk to local grocery stores, banks, theater, gym and restaurants.  Located directly across the street from this community is the Ocean Ranch shopping center that has a Ralph's

Dana Point currently has 15 duplex properties on the market for sale ranging in price from $865,000 to $1,245,000 with one exceptional ocean front property listed at $4,995,000.  Ocean Front duplex properties are only located in one place in Dana Point which is known as "Capistrano Bay" or "Beach Road."  Beach Road is a secure guard gated neighborhood with a majority of residential single family homes.  However, there are a small handful of properties located in this community that are duplex properties that allows for two separate living quarters.  Since the community does allow for homes to be rented on this street it makes it very attractive to rent one unit and keep the other unit for the owner.

Driving through the center part of Dana Point and you will notice many streets that are named in the nautical theme.  Streets names like Golden Lantern, Amber Lantern, Silver Lantern, Cooper Lantern, Violet Lantern and Blue Lantern are some of the oldest existing streets in the Dana Point area that date back to the 1920's when some of the first homes were built here in Dana Point.  The city has always had a very strong maritime connection with the Dana Point harbor where you will find many of the property owners yachts parked here today.

The street of the Golden Lantern is large street that starts at the Dana Point harbor and goes all the way to the Dana Point and Laguna Niguel city limit line.  Golden Lantern basically cuts through the middle of the

Situated near the Dana Point and San Juan Capistrano city limits is a beach community known as "Westbourne."  Homes rarely come on the market in this community with the last listing being well over 2 years ago.  The properties in this community were built between 1964-1965 and are classic beach bungalows that typically have three to four bedrooms with 1,457 to 2,900 square feet of living space.  The neighborhood mainly consists of single level homes with a small mixture to two level properties.  Very similar to the adjacent Dana Knolls community that was also built in the 1960's and offers a prime location near local schools and shopping.

The location is really ideal as the homes are situated approximately 1 mile to the beach but still retain the
