Dana Point has several communities that offer enough land and space to allow for RV parking.  Since Dana Point has so many communities that are under a homeowner association it's difficult to find space for RV parking since there are many rules and regulations put in place to restrict homeowners from doing this.  It's much easier to find an older community that is not under a homeowners association that allows for more freedom to do various things without a community oversight.  One such area is the Capistrano Beach area.

Dana Point has some really great communities that are located near the beach and also represent some of the lowest priced condos.  I recently took a listing in the Spinnaker Run community the is located about a 5 to 10 minute bike ride to the beach and was surprised to learn that it was the lowest priced listing at $325,000.  It was a small condo one one bedroom, one bath and under 600 square feet so it's not for everyone but would be a perfect starter home for a young couple or a nice investment property.  The community offers a nice association pool, spa and a bike trail that takes you down to the beach in about 5 minutes or so.  Not too bad for $325,000 and considering it is currently the lowest priced condo in Dana Point as of the first week in April

It seems like everyone in Southern California wants to own a home by the beach or at least be able within walking distance to the beach.  Dana Point is no exception that offers a wide range of properties that are an easy walk to the beach from these various neighborhoods.  Real Estate prices will vary a lot from one and two bedrooms priced under $500,000 to luxury homes listed up to $20 million dollars.  Here is a quick guide on where to look if you want to walk to the beach from your Dana Point home.

One of the best places to currently find ocean view lots in Dana Point is the gated South Strand community.   Where exactly is the South Strand located?  If you are familiar with the Monarch Beach and the downtown Lantern Village area of Dana Point the South Strand community is located right in the middle on the oceanfront.  This is considered the very south end of the Monarch Beach area and part of the luxury gated community known as "The Strand at Headlands" which last year had a record sale of $23.5 million dollars.  The two neighborhoods in the Strand are the North Strand with homes along the beach and the South Strand located up the hill with great ocean views.

Dana Point, California has many different communities and one of the most unique areas is the Bible Streets neighborhood.  Situated in one of the most eastern sections of Dana Point is a residential neighborhood with streets named after biblical names found in the Bible.  Names like Daniel, Jeremiah, Samuel, Benjamin, Seth, etc are all first names that are commonly found in the Bible and are all streets names that can be found in this one section of Dana Point.  The names are highly unusual for Dana Point as most of the names have more of a nautical theme taken after the Dana Point Harbor which is the city's most famous landmark.  The Bible streets can be found in Dana Point communities like the Landing and Dana Crest.

Selling a home can be a tricky thing when looking for the right buyer to buy your home.  From time to time some sellers will offer incentives to help the buyer pick their property over another.  These are often referred to as concessions that are given by the seller to the buyer to put a deal together.  We see this a lot when the real estate market is in a decline and sellers feel the need to offer incentives to get the home sold.  In a strong real estate market it's not very common to see these extra incentives because there potentially may be a large number of buyers who may want to buy your home.

Having a home with a dedicated wine cellar is truly a luxury item that is often reserve for very large homes that have the extra space to dedicate to the proper climate control storage of wine.  This is not always the case with smaller homes as their are some wine enthusiasts who have dedicated enough space for a wine cellar. As we head towards the end of the year we have seen many record sales.  One of the biggest sales happened last month in the Strand at Headlands community.  The record sale of $23.5 million happened at 39 Strand Beach and accordingly to our MLS the most expensive home ever sold in Dana Point history.  What makes this home so unique and expensive?  First, the location is right next to the sandy beach in one of the top neighborhoods in Dana Point called "The Strand at Headlands."  It's one of the most expensive neighborhoods in Dana Point and has had a total of 4 sales over the $9 million dollar price point.  The home itself was huge which occupied 3 different levels with an estimated 9,300 square feet.  The views could clearly be seen from the upstairs

With real estate prices increasing in the beach communities it's getting much harder to find condos for under $400,000 in Dana Point, California.  There are still some viable good options available in this price point for 4 condo communities that we can recommend.  It seems like it was only a couple of years ago that many of these same condos were priced in the $300,000 range, a true showing of the appreciation values here in Orange County.  Here is our guide to condos in this price range.

The very first place I always recommend when I learn someone is looking for a property under $500,000 is the Ritz Pointe gated community.  It's really hard to get much better in this price point with several amenities that make it more desirable then the rest on this

Owning a home that's located on a double lot holds a lot of value.  We have seen some really iconic homes that were located on 2 lots be subdivided into two different homes which is really a shame since part of the charm of the home is having the extra land space to really enjoy the Southern California weather and ocean views.  There are still a few homes left that have not been subdivided and still located on double lots.
